This comparison hits a reality a lot of people are quietly dealing with: the gap between past affordability and today’s housing market isn’t just about income—it’s about structure, rates, and asset inflation moving faster than wages.

Instead of trying to recreate what worked in the past, most people I know are adapting in a few different ways:

Some are changing geography, accepting longer commutes or moving to smaller cities where the math still works. Others are shifting from “dream home first” to starter homes or apartments as stepping stones, focusing on getting into the market rather than waiting for the perfect place.

A growing group is also taking a more financial-market approach—treating housing less like an emotional milestone and more like a cash-flow decision, comparing rent vs. mortgage strictly on monthly impact rather than long-term ideals.

And then there are people pressing pause entirely, choosing to rent longer and invest the difference, especially in diversified portfolios, while waiting for either income growth or market normalization to improve affordability.

What’s different today isn’t just prices—it’s that the “single income path to ownership” has largely been replaced by **multi-variable tradeoffs: location, lifestyle, timing, and risk tolerance**.

There isn’t one strategy that fits everyone anymore. It’s more like everyone is optimizing around constraints in different ways.

Curious what others here are actually doing—staying put, relocating, buying smaller, or sitting it out?
