I think a lot of people are feeling both confident and cautious at the same time. New York remains a market with long-term appeal, but higher mortgage rates, elevated home prices, insurance costs, and everyday inflation have made affordability a much bigger factor than it was a few years ago.

For buyers, it’s less about trying to perfectly time the market and more about making sure the monthly payment comfortably fits their budget. Investors, meanwhile, are paying closer attention to cash flow and financing costs than simply betting on appreciation. It definitely feels like a market where patience and disciplined decision-making matter more than ever.
